Subdivision – Site Planning and Development

MRB Group assisted RTB Development with site planning for multiple future residential subdivision sites, including the Brentwood Subdivision in Greenwood County and Riverbanks Subdivision in Orangeburg County.

The Brentwood Subdivision site is a 35.96-acre parcel located in Greenwood County, South Carolina. A preliminary site plan for the property was developed by MRB Group in August 2021 showing four (4) new asphalt roads and 58 (60 ft. wide) new residential building lots. This preliminary site plan was used as the basis for the design.

The Riverbanks Subdivision is a 30.6-acre greenfield site located in Orangeburg County, South Carolina. The proposed development will create 93 residential building lots along two new asphalt roads in this rapidly growing area.

The property has access to existing municipal water and sanitary sewer and has topography, allowing for flexible stormwater system design. MRB Group was tasked by the client to quickly develop shovel-ready plans and specifications for review and approval by the local authorities.

Stormwater management and elevation control to limit the total cuts and fills at the site to near-zero cubic yards were critically important to the client for the Riverbanks site.

Design services for both projects included site planning, roadway design, stormwater modeling and design, sanitary sewer design and the design of the water system including water mains, fire hydrants, valves, services, and appurtenances. Additionally, we prepared permitting applications and received permits for SCDHEC stormwater, water facilities, wastewater facilities, and SCDOT encroachment permit.
